We produce the full architectural, structural, and MEP drawing sets. We handle the submission for the Building Permit and the Environmental Impact Assessment (IEE/EIA) required for hillside builds.

I already have an architect. Can I still work with you?

Yes. While we specialize in full Design-Build, we frequently work as the “Main Contractor” for clients with existing plans. In this case, we perform a “Constructability Review” of your architect’s drawings to identify any cost-saving opportunities or structural risks before building.

How do you handle the building permits?

We manage the entire process. This includes the Or Bor Tor (local municipality) submission and the IEE (Initial Environmental Examination) if your land is >80m above sea level or near the coast. We ensure your villa is 100% legal.

Do you provide a warranty?

Yes. As a standard, we provide a 1-year Defect Liability Period (DLP) for architectural finishes and MEP systems, and a 5-to-10-year warranty on the main structural integrity, depending on the contract terms.
